The Central Bank of Turkey has released its Q1 2025 real estate data, showing a 4.66% increase in the average price per square meter, rising from 36,061 TRY at the end of 2024 to 37,740 TRY.
However, this growth was not uniform across all cities. Several cities recorded significant gains, while others experienced slight declines.

Bingöl: 16.91%
Bitlis: 13.59%
Kırşehir: 13.14%

Şırnak: -2.06%
Yozgat: -0.74%
Nevşehir: -0.28%
Osmaniye: -1.06%
Çankırı: -1.74%
In major cities:
Istanbul recorded a 10.06% increase, reaching 61,085 TRY/sqm.
Ankara saw a higher increase of 11.79%, with 33,272 TRY/sqm.
These figures highlight the ongoing appeal of real estate investment in Türkiye, especially with strong demand from both local and foreign buyers.
